The vendors, prior to officially marketing the property for sale, spent a significant amount of time and money improving the overall appeal of the property. As a result, they were very confident of achieving a sale price in excess of $395,000 and our independent appraisal confirmed that this wasn’t unrealistic, suggesting that this property would have been good investing if secured with a purchase price of up to $400,000.
Whilst negotiations went on for several days between our Buyers Agent Euan Rose and the sales agent, Euan (keeping in mind the vendors expectations) was finally able to secure the property for well below the vendors initial expectations and at a price we believe represents very astute investing.
Upon receiving acceptance of the offer, our team then assisted Josh with arranging all of the necessary items for due diligence. This included recommending a local conveyancer, local building and pest inspectors as well as a local property manager. Whilst Josh, being very organised had a fully assessed pre-approval in place, we also worked closely with his finance broker to ensure valuations were conducted and formal approval provided within the specified time.
