We Are A Research House First; So Much More Than A Buyers Agent!

Our regular followers may recognise the names of our valued clients, Toby and Samantha who we recently assisted to purchase their first investment property.  Less than 3 weeks later, we assisted them add this little gem to their growing portfolio.

This property meets our strict criteria – it’s in one of PROPERTYOLOGY’s strategically selected cities, and is situated in a different state to their first property. It’s growth drivers include expanding education, agriculture, health and tourism industries. Being in the right location however, is only half the job.

If you’ve ever spoken to our specialists Bryan, Euan or Glen about our selection process, you’ll know that we don’t choose properties by suburb names. Remember, a suburb is little more than an arbitrary line on a map drawn by a town planner to signify a regulatory boundary.

PROPERTYOLOGY’s research drills right down, it’s a micro-analytic process. We will only consider buying specific properties on specific streets. Generally speaking, only 5%-10% of streets within a chosen city make our “acceptable” list.

Our street selection takes in to account things such zoning changes, flood maps, traffic congestion, employment nodes, proximity to social infrastructure, public transport, crime rates, demographics, gentrification plans, and more.

Regardless of which state these locations are in, PROPERTYOLOGY has also (physically) driven every one of these streets prior to it making our “acceptable” list.

With this forensic level research to draw upon, and only once this process is completed, do we commence a more traditional buyer’s agent service using our skills to negotiate to purchase a property at the very best price possible for our client.

In this case, the property was listed for sale in the “low $400,000’s”, and even with the vendors expectations of being much closer to $420,000, we were able to negotiate a purchase price of $400,000 for Toby and Samantha – a fantastic result in the current market for this very well presented 4-bedroom, 2-bathroom family home!
