PROPERTYOLOGY clients Lee and Linda (a chartered accountant herself) were excited and pleasantly surprised to receive their independent Taxation Depreciation Schedule which revealed that over $110,000 was still claimable on this 49-year-old home.

Whilst we do not recommend investing in property solely for tax benefits, this recently refreshed 3-bedroom, 1-bathroom home is another example of why the saying “you must buy new to obtain depreciation” is not true, even with the proposed changes.

Laura, an experienced investor from Coastal Qld approached us after realising a busy work and personal schedule was hampering her ability to secure a great investment opportunity.

This particular property is situated in a the capital city of a completely different state to other properties she already owns. Investing is about making money, however securing this property truly diversifies her portfolio with exposure to a different state government and their specific economy and exposure to different industry drivers. Just the same way an astute share investor would look to diversify their portfolio!

Recently, our Buyers Agent Euan Rose successfully negotiated the purchase of a low maintenance 3-bedroom, 1-bathroom brick home on behalf of first time Propertyology client Graham, for only $260,000.

During negotiations, Euan sensed that whilst the vendors were keen to sell, there was certainly a degree of hesitation. Further discussions revealed that the vendor was actually pregnant with twins and to date, had not been successful in securing their next family home. Clear thinking allowed Euan to raise the option of the vendors renting the property back and not having to move until such time as they were lucky enough to find their perfect family home. The vendors were extremely happy with this outcome and a rent back of $280 per week (5.6% yield) from the day of settlement was very appealing to our investor client Graham as well.

As with any transaction, immediately after negotiations were finalised, our team jumped into action to assist with all things due diligence. Including liaising with conveyancers, property managers and arranging the necessary building inspections. Whilst reviewing the associated reports for this particular property, it was noted that the local independent building inspector had made comments in respect of what appeared to be smoke damage from a previous fire at the property. This alone could easily have caused a ‘DIY’ buyer to terminate the contract with no further questions asked. After obtaining additional information and determining that the fire damage noted was not structural or significant in nature, our Buyer’s Agent Euan Rose worked closely with our astute client, to consider all the available options. In the end, Euan was successful in negotiating a significant amount of work to be carried at the vendors expense prior to settlement.

This low maintenance 2-bedroom, 1-bathroom townhouse which we recently assisted first time PROPERTYOLOGY clients Simon and Belinda purchase in a very buoyant Capital City property market, is just another example of an exceptional outcome for our clients.

After our Buyers Agent Euan Rose successfully secured this 23 year old property on behalf of our clients for the very affordable price of only $349,350, they have just received their independent Tax Depreciation Schedule which confirms there is still $115,678 worth of depreciation available to claim in the property. Add that on top of an already impressive 5% rental yield in a rising Capital City property market (which is costing them next to nothing to hold even after borrowing over 100%), overall an awesome start to Simon and Belinda’s property investment journey!

By doing this, the agent was then able to fill the vendors with confidence in our offer and Euan was able to have an offer of $384,000 accepted on behalf of Simon and Lisa, which was below his independent appraisal and reflects very good buying in the area.

This particular property is in a highly sought after pocket of town and an independent rent appraisal by an experienced local property manager suggests it will rent for between $260 and $280 per week.

Vendors original expectation was to secure a sale price in excess of $250,000. After quite a bit of negotiation, our Buyers Agent Bryan Loughnan was able to secure this property on behalf of first time PROPERTYOLOGY client Graham, for ONLY $235,000.

This well presented 4-bedroom, 2-bathroom house was negotiated for only $280,000. It is situated in a very exciting regional location which has a diverse economy driven by Health, Education, Agriculture, Tourism and advanced Manufacturing.

Darren and Kelly can be confident that they are now well on their way to one day enjoying a self-funded retirement lifestyle that others will only be able to dream about.
